Director, Property Management Accounting

Adaptive Solutions Group is a premier provider of information technology personnel. We provide a variety of technical professionals for contract, contract-to-hire, and direct placement positions with companies throughout the St. Louis and Kansas City areas.

ASG is seeking a Director, Property Management Accounting to join our team.

Responsibilities
  • Lead, mentor, and develop a high-performing team of accounting professionals, including hiring, training, performance management, and succession planning
  • Oversee day-to-day property-level accounting operations across a multi-asset commercial real estate portfolio
  • Own the monthly, quarterly, and annual close process, ensuring accuracy, completeness, and adherence to deadlines
  • Review and approve financial statements, supporting schedules, workpapers, and account reconciliations, including bank, balance sheet, and key operating accounts
  • Ensure compliance with U.S. GAAP, internal accounting policies, and applicable lender, investor, joint venture, and management agreement requirements
  • Partner with property, asset, and corporate finance leadership to interpret operating results, analyze budget and forecast variances, and provide actionable performance insights
  • Oversee lease-related accounting activities, including rent roll integrity, billing, CAM and operating expense reconciliations, straight-line rent, percentage rent, and other complex lease accounting matters
  • Direct property-level cash management activities, including cash position monitoring, funding requests, lender reserves, and distributions
  • Coordinate annual budgets and reforecasts in collaboration with operational and finance stakeholders
  • Support acquisition and disposition activities, including property setup, onboarding and offboarding in accounting systems, bank account administration, and closing statement support
  • Manage accounting for construction, capital projects, and major repairs, including cost tracking, loan draws, and capitalization policies
  • Oversee required reporting for lenders, investors, and joint venture partners, including covenant calculations, compliance packages, and related deliverables
  • Coordinate with external auditors and tax advisors to support audits, reviews, and tax preparation activities
  • Establish, document, and enforce internal controls, standard operating procedures, and best practices across the accounting function
  • Identify and lead process improvements, automation efforts, and system enhancements to improve accuracy, efficiency, and scalability
  • Serve as an escalation point for complex accounting and lease issues and provide technical guidance to internal stakeholders
  • Prepare and review ad hoc analyses, dashboards, and reports for senior leadership related to portfolio performance, capital planning, and strategic initiatives

Required Qualifications
  • Bachelor’s degree in Accounting or Finance
  • 6+ years of progressive property accounting experience, including at least 3 to 5 years in a leadership role overseeing a commercial real estate portfolio
  • Strong technical knowledge of U.S. GAAP, including real estate and lease accounting
  • Hands-on experience with property management or accounting platforms such as Yardi or similar systems
  • Advanced Excel skills
  • Demonstrated success managing and developing accounting teams in a high-growth or multi-entity environment
  • Proven ability to manage month-end close processes, reporting deadlines, and multiple priorities in a fast-paced setting
  • Strong analytical, problem-solving, organizational, and detail-oriented skills
  • Excellent verbal and written communication skills with the ability to collaborate effectively across finance, operations, legal, and external stakeholder groups

Preferred Qualifications
  • CPA preferred
  • Experience supporting multi-asset commercial real estate portfolios, including office, industrial, retail, mixed-use, or development properties
  • Experience with acquisitions, dispositions, capital projects, and lender or investor reporting
  • Experience driving process improvements, automation initiatives, and scalable accounting best practices
